Owner Terms of Use
Last updated: October 30, 2026
These terms apply when you create a login for, or sign in to, a community association's Owners' Required Records Webpage on RecordSteward. RecordSteward is a service of JumboNomics LLC, a Florida limited liability company ("RecordSteward", "we" and "us"). "Your association" means the association whose webpage you use. "Its manager" means the management firm that runs the webpage for your association.
1. What the webpage is
Your association, or its manager, uses RecordSteward to post records for the association's owners. RecordSteward provides the software. We are not your association, its manager or its records custodian, and we are not a law firm.
2. Your association decides what is posted
Your association and its manager decide which documents are posted, when, what is redacted, and when documents are removed. We do not check that the documents are complete, current or correct, or that the webpage meets any legal requirement. For a question about a record, or to ask for records the webpage does not show, contact your association or its manager. Your rights to see association records come from the law and your association's governing documents, not from these terms.
3. Your login
Use your own login and keep your password private. Do not let anyone else sign in as you. Your association decides who is on its owners' list and may remove you, for example when you sell your unit. If your email address changes, ask your association's manager to update the owners' list.
4. Using the documents
You may open, read, download and print the posted documents for your own use as an owner. Do not:
- try to open pages or documents you are not allowed to see;
- share your login, or share the documents in a way the law or your association's rules do not allow;
- use software to copy the webpage in bulk;
- interfere with the webpage or RecordSteward's security.
5. What we record
We record when you first sign in and each time you open a document. Your association's manager can see which owners opened each document. Your association's board members can see how many owners opened each document, but not who. Our Privacy Policy explains what we collect and who can see it.
6. Who else can see the webpage
Your association decides who, besides the owners on its list, may see the webpage. The bottom of the webpage lists who that is.
7. Ending access
Your association or its manager may remove you from the owners' list or take the webpage offline at any time. We may suspend a login that breaks these terms or puts the webpage at risk.
8. No promises about the webpage
The webpage is provided "as is" and "as available". To the fullest extent the law allows, we make no promise that it will always be available or free of errors, and we disclaim all implied warranties, including merchantability, fitness for a particular purpose and non-infringement.
9. Limit of our liability
To the fullest extent the law allows, RecordSteward is not liable for any indirect, incidental, special or consequential damages, or for the content of any document your association posts. Our total liability to you for any claim about the webpage is limited to one hundred dollars (US$100).
10. Florida law
These terms are governed by Florida law. Any dispute about them must be brought in the state or federal courts in Palm Beach County, Florida.
11. Changes
We may update these terms. When we do, we will ask you to agree to the new version the next time you open the webpage.
